What to Expect for Punggol 2027 | Tower 98 Habyt Hotel, 224 Rooms and Waterfront Stays

Exterior view of Punggol Digital District in Singapore.

What should Punggol residents expect from the district’s first major hotel project in 2027? JTC awarded a 224-key hotel and serviced residence at Punggol Digital District Tower 98 to Verdant View in March 2026, with Habyt named as operator. Fit-out was expected to start in May 2026 and completion is targeted for the first half of 2027. That is an official project target, not a confirmed opening or room-booking date.

The hotel will offer a mix of studio and loft accommodation for short and longer visits, with proposals for a rooftop wellness and infinity-pool area, co-working café and family-oriented shared spaces. It also offers potential hospitality training and smart-technology testbed opportunities alongside SIT and Punggol Digital District businesses.

The headline fact: a 224-key hospitality project, not 224 HDB flats

Did you know that JTC confirmed a new 224-key hotel and serviced residence at Tower 98 in Punggol Digital District on 18 March 2026? The site was awarded to Verdant View Pte Ltd, a venture involving JMD Holdings and Nicholas Yeo, with Habyt named as the operator. JTC gave the project a first-half-2027 completion target, after a May 2026 fit-out commencement target.

The distinction between completion and opening matters. An operator may need to finish testing, staff training, regulatory preparations, guest systems and individual amenity readiness before accepting public reservations. As of 27 October 2026, an anticipated completion quarter is not a guaranteed check-in date.

The ‘224 keys’ refer to planned accommodation units in the hotel and serviced-residence concept; it is not a new HDB housing scheme and not 224 residential apartments for purchase. A resident reading the tender should keep the hospitality purpose separate from other land developments planned elsewhere in Punggol.

Where is Tower 98 and why was it chosen?

JTC’s tender locates the project at Tower 98 within Punggol Digital District, the mixed-use employment and learning precinct north of the town centre. The location gives visitors proximity to SIT’s Punggol campus, office and research spaces, Punggol Coast MRT and current dining amenities.

The waterfront-facing concept overlooks the direction of Coney Island. Architectural impressions show stylish loft and studio layouts, but a particular room’s actual view will depend on its position, the final building arrangement and the booking category. No responsible guide can promise every guest an unobstructed sea view.

Travellers should distinguish Tower 98 from the earlier open Punggol Coast Mall, the digital district’s other numbered towers and the separately operating One Punggol civic hub. Those destinations are within the broader town but have different entrances and transport routes.

JTC’s site materials identify a link to the PDD campus and commercial cluster. A map with a hotel marker is not evidence of which doors or public lifts will be available after the hotel begins operations; guests should use Habyt’s final check-in directions.

What Habyt is expected to offer

The proposal includes a mix of loft and studio accommodation for shorter and extended stays. That flexible model can serve a researcher in Singapore for several weeks, a visiting business partner or a family arranging a temporary stay near someone in Punggol.

JTC’s March 2026 description also mentions a wellness area with an infinity pool, a co-working café, and a basement ‘Wash & Play’ zone that combines a laundrette with informal family-oriented facilities. These are design elements in the winning proposal; their public access, pricing and actual opening day have not been established merely by appearing in press renderings.

A pool within a hotel is not necessarily a publicly operated swimming complex. A café could be available to visitors, residents or both, depending on the final operator rules. Likewise, an informal family amenity is not a licensed childcare centre or an independent community club.

Before arranging a staycation or inviting a relative, check the final operating website for room categories, cancellation policies, breakfast, pool access, accessibility and whether long-stay rates carry any different conditions.

Why the hotel matters beyond tourism

Punggol Digital District brings together a university, technology firms and government agencies. Visitors may include prospective collaborators, technical specialists, students’ family members, conference guests and researchers. A suitable nearby accommodation choice could reduce the difficulty of arranging short visits without requiring long trips from central Singapore.

However, the hotel is a private commercial enterprise. An employer may or may not have a negotiated rate, and a visitor to SIT is not automatically entitled to a subsidised room. A private booking depends on availability, documentation, age rules and payment requirements.

Some Punggol residents may see new dining, casual meeting and hospitality opportunities. Those are potential economic effects, not proof that every local business will earn more or that 2027 hotel occupancy will reach a predicted percentage.

For the district’s wider development, a hotel fills a different gap than another office tower. Visitors can stay near the people and facilities they are working with, but the benefits should ultimately be judged by its real operation rather than projections alone.

SIT hospitality training and internships

JTC states that Habyt intends to work with the Singapore Institute of Technology to offer hospitality internships and attachments. Such arrangements could create real-world learning in guest service, operations, facilities management and related functions.

An announced partnership is not an individual internship allocation. A student needs to check the relevant programme, assessment, dates, employer selection process, available posts and employment conditions through SIT or Habyt.

The development is also described as a technology testbed. Hospitality businesses could work with PDD startups and the Open Digital Platform to investigate smart maintenance or robots that help move items within permitted areas. Real-world testing should follow the relevant privacy, safety and operational approvals.

Students interested in business and technology can study this as a first-principles problem: how does a hotel measure room occupancy, guest needs, energy use, turnaround time and quality? Efficient systems matter only when they produce reliable and safe service for actual people.

What local residents should expect about work

A 224-key development needs multiple business functions, possibly including reception, housekeeping, maintenance, finance, guest services, food and beverage, IT and security. Yet JTC’s announcement does not specify an exact number of jobs, salaries or start dates. Treat those as possibilities that require actual recruitment notices.

For someone considering hospitality employment, current opportunities should be verified with the operator’s real jobs page or trusted recruitment platform. Avoid anyone asking for a payment to reserve a supposedly guaranteed post based on a construction article.

Some tasks may be influenced by automation. A hotel can test delivery robots while still requiring staff who understand safety, empathy and guest problems. Technology changes work rather than establishing that human roles disappear completely.

Residents curious about training can examine hospitality courses or short programmes appropriate to their education and experience, but this neighbourhood update is not a guarantee of an internship, scholarship or a permanent employment position.

A sensible booking checklist for visiting family

First, confirm whether the hotel has officially opened and can take reservations for the intended date. A rendering and completion target cannot establish real-time availability.

Second, identify the kind of stay required: a weekend visit, a business trip, a few weeks near relatives or a longer project placement. Studio and loft layouts may differ in bed arrangements, accessibility and suitability for children.

Third, calculate the all-in cost—base rate, any taxes or service charges, deposit, cancellation terms, laundry, meals and parking. Do not describe the hotel’s rates as affordable or premium until actual quoted prices and conditions can be compared.

Fourth, map the complete journey. Punggol Coast MRT and the nearby integrated transport hub are already operating. But the last walk with luggage, the actual check-in entrance and after-hours access must be confirmed once Habyt publishes operating instructions.

Finally, prepare an alternative accommodation choice if opening is delayed or the particular room category is unavailable. A family should not book air travel based on an unconfirmed hotel launch day.

What is already open in the area?

Punggol Coast MRT opened in December 2024. Punggol Coast Mall, the hawker centre and some public digital-district amenities were subsequently made accessible in phases. SIT’s Punggol campus is also an established university site.

That existing network makes Tower 98 useful for visitors, but it creates an easy reporting error: a functioning MRT or mall does not mean the future hotel is open. Each named project has its own responsible entity and status.

One Punggol, Waterway Point and other town-centre facilities sit elsewhere in Punggol. They may be relevant for a visitor’s itinerary, but one should not label all of them ‘inside the hotel’ or within the same building.

The Heritage Trail is another nearby public attraction. NParks expects its second phase by end-2026, with access dependent on the actual works and closure notices. A guest should not assume the trail’s every section is passable without checking.

Hotel facilities versus community facilities

An infinity pool at a private hotel serves a different user group from a public ActiveSG swimming complex. A co-working café is not automatically a free library reading room. A play space in a serviced-residence basement is not a Ministry of Education kindergarten.

This distinction protects families from booking mistakes. If a parent wants swimming lessons or childcare, the correct service is the public or licensed provider offering those programmes, not merely a facility shown in a hotel brochure.

Likewise, the existence of overnight rooms does not grant the public unrestricted access to guest corridors or private rooftops. Public art or café spaces may have separate opening arrangements that become clear only when the operator begins service.

Good development reporting names the service, its operator and actual admission rules rather than counting every proposed amenity as a freely available town asset.

How to interpret ‘first half of 2027’

JTC said the fit-out was expected to begin in May 2026 and completion was targeted for the first half of 2027. The phrase covers January through June 2027, but does not establish the precise date of a hotel licence, first paid stay or opening celebration.

Sometimes individual spaces begin operations in phases. A café may start later than guest rooms, or some amenities may be subject to finishing works, staff preparation or approvals. That possibility is not a claim that phased opening will definitely occur here.

An opening announcement should include an operator booking channel, named address, start date and service conditions. A property investment news item or architectural render is not a substitute.

Residents should therefore record three separate milestones: target completion, confirmed opening and the ability to book a real room. Keeping them distinct is the most useful way to talk about the hotel’s 2027 timetable.

Punggol 2027 visitor checklist

  • Confirm the hotel’s actual opening and official booking channel before making travel arrangements.
  • Check whether the advertised room is a short-stay room, loft or longer-stay serviced residence.
  • Ask for the full cost, cancellation terms, deposits and inclusions.
  • Verify pool and café access rather than assuming every render shows freely accessible community space.
  • Check the real entrance and journey from Punggol Coast MRT with luggage or mobility aids.
  • If considering work or internships, use the operator and SIT’s actual recruitment or programme information.
  • Separate projected 2027 completion from formal licensing and public operation.
