Matilda Portico was launched in Punggol’s March 2013 BTO exercise, with applications open from 21 to 27 March. It offered 470 four-room and five-room Standard flats at Punggol Field and Punggol Way.
The original HDB brochure described four residential blocks: one of 16 storeys and three of 17 storeys. Its name referred both to the Matilda district and to the veranda-style walkway in front of the planned shops, eating house and supermarket.
The sales offer comprised 251 four-room flats and 219 five-room flats. Matilda Portico is a separate development from Matilda Court, Matilda Edge and Matilda Sundeck; their similar names do not give them the same launch date or housing mix.

The contemporary launch account records Matilda Portico alongside projects in Sengkang and Bukit Batok. The whole exercise offered 3,898 flats across four projects, rather than 3,898 homes at Portico alone.
Before grants, the published indicative ranges were $294,000–$348,000 for four-room flats and $363,000–$428,000 for five-room flats. These are historical launch figures, not present resale valuations.
The source also distinguishes floor area from internal floor area. The four-room offer listed 92 square metres overall and 90 internally; the five-room offer listed 112 and 110 respectively. The air-conditioner ledge helps explain why the two measurements differ.
The preserved HDB brochure connects the naming directly to the covered frontage. That gives the word Portico a project-specific explanation instead of leaving it as an unexplained decorative label.
The interesting historical detail is the link between housing and ordinary errands. The naming explanation foregrounded a sheltered route past everyday services, not just the height or appearance of the residential blocks.
Read the brochure in its original tense: it describes a housing proposal and its intended facilities. It does not, by itself, establish the opening date of each shop or identify today’s tenants.
For a household timeline, March 2013 is the sales milestone. Flat selection, key collection and moving in remain separate events that require their own evidence.
