Punggol Coast Mall is not a conventional suburban mall dropped beside an MRT station. It is part of the wider Punggol Digital District, spread across multiple Punggol Way towers and connected to Singapore Institute of Technology, Punggol Coast MRT, the new bus interchange, the hawker centre and the pedestrian network of Campus Boulevard.
That is why the mall can feel confusing on a first visit. Some shops are in Tower 84, others in Tower 88 or Tower 98, and part of the retail/F&B layer extends into SIT Campus Court. The correct mental model is district retail, not one enclosed rectangle.
As of 26 September 2026, JTC identifies Punggol Coast Mall, Punggol Coast Hawker Centre and the first 400m of the Punggol Heritage Trail as active community amenities inside PDD. A current Punggol Coast Mall directory lists 44 shops, while JTC’s district pages continue to describe the mall as one part of a much larger business, education and community environment.

The most important thing to understand: the mall is distributed
Current mall directories organise the retail layer across Tower 84, Tower 88, Tower 98 and SIT Campus Court, with additional services and spaces across the district.
This means a first-time visitor should not stand in one atrium looking for every shop. Use the district map, follow the tower number and treat Campus Boulevard as the connecting street.
Tower 84 — lifestyle, services and food
Current directory listings for Tower 84 include a mixture of food, retail and services. Examples include:
- MUJI;
- Huggs Coffee;
- LeNu / Chef Wai’s Noodle Bar;
- Paradise Classic;
- Subway;
- Sukiya;
- Swee Heng 1989 Classic;
- Ya Kun Kaya Toast;
- optical, telecom, beauty and household services.
This gives Tower 84 a useful “daily life + meal” role rather than making it only fashion retail.
Tower 88 — the strongest restaurant / café cluster
Current listings show Tower 88 carrying many of the larger restaurant and café brands. Examples include:
- Din Tai Fung;
- ASTONS Specialities;
- BreadTalk;
- Burger King;
- Fun Toast;
- Hokkaido-Ya;
- Jollibee;
- Luckin Coffee;
- McDonald’s;
- Mr Coconut;
- Starbucks;
- Sushi Tei;
- Sushi-GO;
- The Better Scoop.
This is the tower to check first if the trip is mainly about eating rather than errands.
SIT Campus Court — retail tied to university life
The SIT Campus Court retail layer includes a different mix: convenience, services, fitness, pharmacy, library/entertainment and student-facing food.

This is why the mall and campus cannot be separated cleanly in a visitor guide. The university is part of the same everyday retail ecosystem.
Tower 98 and the expanding district
Current directory listings also show food and retail extending into Tower 98. Because PDD is still maturing, this is the section of the directory most likely to change over time as more offices, startups and community uses arrive.
Punggol Coast MRT: the easiest way to arrive
JTC’s current directions say to take the North-East Line to Punggol Coast (NE18). Both station exits sit inside Punggol Digital District.
That makes the mall one of the easiest northern Punggol destinations for visitors who do not live near an LRT stop: arrive at the station and walk inside the same district.

Bus interchange
JTC currently lists buses 34, 117 and 117M as serving the Punggol Coast Bus Interchange inside PDD, with additional 84-series stops around Punggol Coast Station.
Bus routes change. Use a live journey planner when the exact route matters.
Teck Lee LRT
Teck Lee LRT (PW2) is another access point, connected into PDD via covered linkways and Campus Boulevard. This can be useful for West Loop residents or anyone already moving through the LRT network.
Driving and ride-hailing
JTC currently directs cars into PDD via Punggol Way near Towers 80, 82 and 84. Taxi and private-hire drop-off is currently listed at 90 Punggol Way.
PDD is designed as a car-lite district. SIT also advises visitors to use public transport where possible because parking is limited relative to a conventional suburban mall.
Food: mall + hawker + campus
Punggol Coast has one of Punggol’s most interesting food structures because three systems sit beside one another:
- Punggol Coast Mall restaurants and cafés;
- Punggol Coast Hawker Centre with 40 stalls;
- SIT’s Foodgle Hub and Wholesome by Food Canopy.
A family, student and office worker can therefore choose very different price points without leaving the district.
Punggol Coast Hawker Centre
JTC’s current community page says the hawker centre is open with 40 stalls. The dedicated stall guide covers the live mix, including vegetarian and halal options.
This means Punggol Coast Mall does not need to be the only food answer even when the visitor is already in PDD.
SIT food courts
SIT currently lists two major food-court routes:
- Foodgle Hub at SIT Campus Court, Block E4;
- Wholesome by Food Canopy at SIT Campus Heart, Block W3 Level 2.
SIT’s current published hours are broader on weekdays, with weekend differences. These are useful for students and visitors who want lower-cost campus meals rather than mall restaurants.
Family visit
Punggol Coast Mall works best as part of a wider northern-Punggol outing:
- arrive by Punggol Coast MRT;
- walk through the mall / district retail layer;
- eat at the hawker centre or mall;
- explore the first open section of the Heritage Trail;
- look at SIT / Campus Boulevard;
- continue toward Northshore if weather and access are good.
The Heritage Trail
JTC currently says the first 400m of the Punggol Heritage Trail is open. The wider trail is intended to run along the preserved old Punggol Road alignment and connect the district’s future community landscape.
Because the district is still changing, follow live access signs rather than assuming the full 1.3km planned trail is already available.
Shopping
The retail mix is different from Waterway Point. Punggol Coast Mall currently emphasises practical daily retail, F&B, beauty, health, optical, telecom, home/lifestyle and university-adjacent services rather than a huge fashion/department-store concentration.
Current examples include MUJI, Daiso, Harvey Norman, Skechers, Unity, Watsons, optical stores, telecom services and lifestyle/discount retail.
24-hour layer
Some individual district tenants operate beyond the mall’s headline 10am–10pm schedule. Current directory examples include McDonald’s Punggol Digital District listed 24/7 and a current 24-hour Unihealth clinic in the SIT Campus Court layer.
This makes Punggol Coast increasingly important to the town’s after-hours infrastructure, not just daytime shopping.
Students
SIT students will experience this retail environment differently from ordinary mall visitors. The useful layer includes affordable food, convenience retail, fitness, pharmacy, electronics, coffee and places to meet between classes.
Office workers
PDD is planned for tens of thousands of jobs. As office occupancy rises, lunch, coffee, after-work dining and services will continue to evolve. A 2026 directory should therefore be read as a live snapshot, not a final mall form.
Northshore residents
Punggol Coast Mall gives Northshore and Punggol Point residents another large retail/food node without requiring every trip to flow back through Punggol MRT.

Punggol Coast Mall is not trying to be Waterway Point 2. Its job is to be the retail street inside a university-and-business district. Once you read it that way, the scattered towers, campus shops, hawker centre and MRT connection make much more sense.
