Punggol condos and executive condominiums form a surprisingly compact private-housing market. Current planning-area property directories identify 14 private/EC-origin developments in Punggol: five conventional private condominiums and nine projects that were launched as Executive Condominiums (ECs). Most were completed between the early 2010s and early 2020s, so the stock is relatively young and heavily concentrated around Punggol Central, Punggol Walk, Punggol Field, Edgedale Plains and Punggol Drive.
The right way to compare them is not “which condo is best?” Each solves a different housing job. Watertown trades heavily on direct MRT/mall integration. Parc Centros and A Treasure Trove sit close to the Town Centre without being inside the mall complex. East-side projects such as Flo Residence, River Isles and several EC-origin developments offer different LRT/neighbourhood trade-offs. Piermont Grand is the newest EC-origin project in the current Punggol set.

The “EC-origin” label is deliberate. Executive Condominiums begin under EC eligibility and ownership rules and later pass through MOP / citizenship eligibility / full-privatisation milestones. The relevant restrictions depend on the project’s age and the buyer/seller’s circumstances. Do not assume all nine projects now operate under identical rules simply because they all began as ECs.
1. Watertown — the MRT / mall project
Watertown sits directly at Punggol Central above/beside the Waterway Point transport-retail complex. Current project directories place it roughly 140–200 metres from Punggol MRT depending on the block/reference point.
Its defining advantage is not a pool or clubhouse feature that every condo can copy. It is integration: MRT/LRT, Waterway Point, bus interchange, One Punggol and the Waterway are all part of the immediate environment.
The trade-offs are equally location-specific: Town Centre activity, mall/transport crowds, road/rail movement and a more urban rather than quiet-estate feel.
2. Parc Centros — Town Centre access without living above the mall
Parc Centros is another conventional private condominium near Punggol MRT, currently mapped at roughly 230–300 metres from the station. It appeals to buyers who want Town Centre access without being part of the Watertown/Waterway Point integrated development.
Compare actual stack, road exposure and station walking route rather than treating “near MRT” as identical across every block.
3. A Treasure Trove — large private project beside the Town Centre
A Treasure Trove sits along Punggol Walk and remains one of Punggol’s largest conventional private-condo developments. Current directories place it only a few hundred metres from Punggol MRT.
Its scale means resale choice can vary substantially by block, facing and unit type. Buyers should compare transactions inside the project rather than use one project-wide asking-price average.
4. Flo Residence — east-side private living
Flo Residence at Punggol Field Walk belongs to the eastern private-housing cluster. It is much less “walk straight into MRT” than the Town Centre projects, so the decision depends more heavily on LRT/bus access, local schools, neighbourhood food and whether the household values a quieter residential position.
5. River Isles — Edgedale / east-side private condo
River Isles at Edgedale Plains is another conventional private condominium in eastern Punggol. The relevant local comparison is usually against Flo Residence and nearby EC-origin projects rather than Watertown.
For a family, check the actual route to Kadaloor/Riviera/Oasis, school distance and whether the additional LRT/bus step is acceptable.
6. Privé — early EC close to Punggol MRT
Privé at Punggol Field was one of the earlier Punggol ECs. Current project directories place it within roughly half a kilometre of Punggol MRT.
Because it began as an EC and is now an older project, buyers should check the project’s current legal/ownership status, remaining lease and recent resale transactions rather than applying new-launch EC rules mechanically.
7. Twin Waterfalls — Punggol Walk EC cluster
Twin Waterfalls sits along Punggol Walk and is part of the Town Centre-west private/EC belt. It benefits from access to Punggol MRT and Soo Teck-side movement while remaining outside the Waterway Point integrated complex.
8. Ecopolitan — another Punggol Walk EC
Ecopolitan is also along Punggol Walk and belongs to the same broad comparison set as Twin Waterfalls and Piermont Grand. Buyers should compare unit age, layout, walking route, facilities and actual transaction prices rather than assuming the newest project automatically offers the best value.
9. Piermont Grand — the newest current Punggol EC-origin project
Piermont Grand at Sumang Walk is the newest EC-origin development in the current Punggol private-project set. It completed much later than the 2013–2017 generation and therefore sits at a different point in its EC/MOP/privatisation lifecycle.
That lifecycle matters. A buyer of Piermont Grand should not copy the resale/ownership assumptions that apply to a fully privatised older EC without checking the project’s current eligibility stage.
10. Waterbay — Edgefield Plains EC
Waterbay is in Edgefield Plains, closer to the east-side residential fabric than the central condo cluster. Current directories place it near Cove LRT relative to the Town Centre.
Its decision set is therefore schools, east-side neighbourhood amenities, LRT route and remaining lease—not simply “distance to Punggol MRT”.
11. RiverParc Residence — Punggol Drive / Kadaloor-Riviera side
RiverParc Residence sits along Punggol Drive and belongs to the eastern EC-origin cluster. Current resale listings often reference Kadaloor/Riviera access, and the future Cross Island Line Punggol Extension will make Riviera an even more important transport node when it opens.
Do not price a future transport benefit as if it is already operating today. The CRL Punggol Extension is a future infrastructure factor, not a current commute.
12. Waterwoods — Punggol Field Walk EC
Waterwoods at Punggol Field Walk is another east-side EC-origin development. It competes in the resale market with both neighbouring ECs and conventional private projects such as Flo Residence.
13. The Amore — Edgedale Plains EC
The Amore sits at Edgedale Plains. Its household decision looks very different from Watertown: more neighbourhood/LRT dependence, less direct mall integration, but potentially a quieter local environment and different unit-price trade-offs.
14. The Terrace — Waterway / Edgedale EC
The Terrace is also in the Edgedale Plains / eastern Waterway area. Current transaction data shows it remains an active resale/rental project, and it belongs in the same local comparison set as River Isles, The Amore, Waterwoods and RiverParc.
Private condo vs EC-origin: what is the difference now?
A conventional private condominium begins as private housing from launch. An EC begins as a hybrid public-private housing product with eligibility, income and ownership restrictions for initial buyers, then progressively moves toward private status.
The simplified lifecycle is:
- New EC sold under EC eligibility rules.
- Initial owners complete the required MOP before open-market resale subject to EC rules.
- After the relevant 10-year milestone, EC restrictions ease further / full privatisation occurs.
The exact legal position of a resale unit should be confirmed from the project’s age and current rules. This guide uses “EC-origin” so readers remember that history without pretending every project is at the same lifecycle stage.
Town Centre private condos
The strongest central cluster is:
- Watertown;
- Parc Centros;
- A Treasure Trove;
- Privé;
- Twin Waterfalls;
- Ecopolitan;
- Piermont Grand.
These projects differ in age and tenure start, but all benefit from relatively strong access to Punggol MRT/Town Centre compared with the eastern cluster.
East-side private / EC cluster
- Flo Residence;
- River Isles;
- Waterbay;
- RiverParc Residence;
- Waterwoods;
- The Amore;
- The Terrace.
Here, LRT/bus access, school proximity, Oasis/Punggol Plaza/Coral Edge amenities and future Riviera CRL matter more than direct Town Centre walking distance.
There is currently no large private-condo cluster in Northshore / Punggol Coast
Punggol’s newest northern districts are overwhelmingly HDB-led plus SIT/PDD commercial/community development. Current condo registries do not show a comparable completed private-condo cluster around Northshore or Punggol Coast.
Do not infer a private residential project simply because PDD has a hotel, offices and retail.
Current Punggol condo price context
A current third-party aggregation of URA records shows Punggol private-home transactions in the roughly S$1,500–S$1,700 psf median range across active projects in 2026, with significant variation by development, unit size and floor. Individual project medians differ substantially.
Use URA’s actual transaction records when making a real purchase decision. Do not buy from a town-wide PSF headline.
Rental context
URA-derived rental aggregations show an active Punggol private-rental market, with projects such as Watertown, A Treasure Trove, Parc Centros, Flo Residence, River Isles and the older EC-origin projects recording regular leases.
Rental pricing is taken up in the next housing owner rather than mixed into this project registry.
Family buying decision
- Decide Town Centre vs east-side neighbourhood first.
- Decide conventional private condo vs EC-origin lifecycle implications.
- Set HFE/HDB comparison aside if buying private; establish financing and duties separately.
- Pull recent URA transactions for the exact project/unit size.
- Inspect the actual route to school/MRT/LRT.
- Check maintenance fees and sinking fund context.
- Inspect unit/facilities, not only listing photos.
- Model resale exit and rental needs without assuming future capital gains.

Punggol gives buyers a particularly clear HDB/private comparison because both markets are relatively young. A private condo can add facilities, security model and private-property flexibility, but the buyer pays for that through purchase price, maintenance fees and different financing/tax rules.
